Condominium Common Element Fees – Pandemic
Property Management and your Board of Directors understand and empathize with all Owners during this unprecedented time. As COVID-19 continues to take its toll, many Owners are wondering what this means as their monthly common element fees continue to become due.
Pursuant to Section 84 of the Act, owners are required to contribute to common expenses, without exemption. The overarching concept is that a condominium still has statutory and regulatory rights & duties to protect its own financial health. We will do our best to work with owners during this time, however the Act is clear in this matter. The condominium governing bodies are working with various levels of government to lobby support for condominiums, however at this time, we are still required to follow the Condominium Act. As a result of this, we are unable to defer common element payments and they will continue to be due on the 1st of every month.

We will continue to keep all residents up to date as new information becomes available. It is the priority of both Management and the Board of Directors to ensure the health of the Corporation – both financial and physical.
